Mali Lošinj real estate — what to know before you buy
Mali Lošinj is the island's largest town and the hub of the entire Lošinj property market, from Veli Lošinj and Čikat to Nerezine. Here is what buyers ask us most: which property types exist, how the purchase works, what it costs, and what we offer as a local builder selling new-build homes.
How the Lošinj market works
Lošinj has a limited supply of building land — much of the island is protected pine forest, and new construction is concentrated in a small number of locations around Mali Lošinj and Veli Lošinj. Combined with a long tourist season and the island's 'Island of Vitality' reputation, good properties rarely stay on the market for long.
Buyers fall into three groups: families looking for a second home by the sea, investors targeting the April–October rental season, and buyers from Italy, Austria and Germany for whom the island is reachable by car and ferry via Krk and Cres.
Types of property you will find
New-build apartments — the most sought-after category, usually with a garden or terrace, storage room and private parking. Low maintenance, suitable for personal use and rental alike.
Older stone houses in the old cores of Mali and Veli Lošinj — full of character, but almost always requiring a full renovation, often under heritage-protection rules.
Villas with pools in areas such as Čikat and Sunčana uvala — the top price bracket.
Building plots — rare and valuable; always verify the zoning plan and utility connections before buying.
Mali Lošinj or Veli Lošinj?
Mali Lošinj has the full infrastructure — hospital, schools, shops, marina and ferry links — which makes it the natural choice for year-round living.
Veli Lošinj, a few minutes away, is a quieter fishing harbour with narrow lanes, swimming spots and views over the Kvarner bay. Prices are often more favourable than in central Mali Lošinj while quality of life and rental potential remain high. Our developments are located here.

1. Selection and viewing
Arrange a site or property viewing; for buyers abroad we also run video viewings.
2. Legal checks
A lawyer or notary verifies the land registry entry, building and occupancy permits, and any encumbrances.
3. Preliminary contract
A deposit of around 10% is typically paid on signing the preliminary contract.
4. Contract and payment
The sale contract is signed with the seller's signature certified; payment follows the agreed schedule.
5. Registration and handover
Ownership is registered in the land registry, utilities are transferred and the keys are handed over.
Frequently asked questions
Can foreigners buy property in Mali Lošinj?
EU citizens buy on the same terms as Croatian citizens. Non-EU buyers may purchase subject to reciprocity or through a Croatian company.
What costs come on top of the price?
On a new build bought from the developer, VAT is included in the price and no real estate transfer tax applies. Resale properties carry a 3% transfer tax. Budget also for legal, notary and land-registry fees.
Is a Lošinj property worth it for rental?
The season is long and the island attracts guests outside summer thanks to its climate and wellness offering. Yield depends on location, capacity and category — we are happy to walk through realistic expectations for a specific unit.
Is buying directly from the builder cheaper?
Buying directly from us means no agency commission, and finishes can still be adapted while construction is ongoing.
